Charges
- 1st month rent to find a tenant
or a minimum of $1,000 whichever is greater.

Tenants are screened with a credit, criminal, eviction, and social
security verification in our background check

- In the event the tenant does not
full fill the lease, then we will re-rent the property and only
charge you the difference in the remaining term and the new lease.
Example: A tenant rents a house and moves in January 1 and the
rent is $1,200 per month, and leaves on August 31. We have
$1,200 in security deposit which would be used as rent for one
month. We re-rent the house with a tenant moving in on October 1
with the same rent. We would charge you $900 for the new
tenant instead of the full $1,200 since we would have 3 months from
the previous rent that you did not receive value for.
- Security deposits are to be used
as rent first and if it is not needed for rent, then any repairs
that might be warranted with the remaining amount returned to the
tenant per Florida Law.
General
• Management fee - 10% of
the rent per month or a minimum of $100 per month whichever is
greater for the following management services:
1. Billing and collecting the
monthly rent
2. Statement and record keeping
3. Security Deposits held in Florida Bank as per Florida Statues
4. Net rent sent to owner monthly via mail or bank deposit.
5. Scheduling repairs paid by tenant - client or both.
6. Collecting late rent -Late fees charged to tenant and retained
7. Collecting NSF/Account Closed checks (Return Check fees charged
Tenant )
8. Issue keys and remotes to tenants
9. Retain copies of property entrance keys.
10. Checking in all tenants with a walk thru and noting any issues.
11. Checking out all tenants with a walk thru to make sure all keys
and remotes are returned and note any issues that could be a claim
against security deposit.
12. Handle getting any repairs under $200 with the tenant and
sending an email to client.
13. Manage tenant relationship to insure higher overall tenant
satisfaction and lower turn over.
- Repairs

• In case of extensive repairs that
require us to visit the property, we charge the following:
1. $40 per trip charge per visit. If we can handle by phone NO
Charge
2. Pay minor repairs out of pocket with a maximum of any month of
$500 and any calendar year of one months rent without prior
agreement with client
3. Deduct any out of pocket directly from the monthly rent and net
sent to client
4. Work with vendors to get the quality service at an affordable
price for all clients
5. Work with vendors to clean up property after move out and ready
for new tenant.

Evictions
• Although, extensive
screening is done, sometimes this is an unavoidable happening.
When this is the case:
1. $40 per hour for
all time required of us whether in the field or in court NO
MAXIMUM
2. Serving the three day notice and taking the proof photos
3. Working with the attorney on the Eviction process
4. General Clean up after Eviction (See Repairs)
5. If we have to go to court, we charge $40 per hour with a 4 hour
minimum + any parking fees
Home Owners Associations
• Handle Association
Applications and Approvals • Check on each alleged violations-photograph • Notify Tenant of any violations and follow up on compliance • Notify H. O. A. receipt of violation letter and notice of compliance
Attend H. O. A. Meetings to defend any Violation Fine Handled same as
Evictions Fees
Locks & Keys
- In order to hold down the cost of tenants moving
in and out. We install
Kwikset Smart Locks .
- We only have to install them once and we do that
for a trip charge only No Matter How Many Locks Need Installing
- When a tenant moves out, the only charge is $5.00
to you for new keys for the locks as the video shows they are re-keyable
- This is for your benefit as much as it is a
safety and liability factor for the new tenants.
